Contrary to popular belief, Maine has a lengthy shoreline and the pandemic is acting as a middle ground for both sellers and buyers.
 
The Pine tree state has properties available along with built houses and many are on sale at low prices.
The end of the Ice Age marked the formation of peninsulas now seen in Maine. Later, islands and inland waterways marked their area. It now hosts a large number of islands, most of which are not used by humans.
For more than 3 decades, the coastline of Maine has remained a summer vacation spot. Additionally, due to the small population size, it has managed to remain one of few unpolluted areas. This has made the coastline area a major real estate business.

The reason is its smooth white beaches covering an extensive area. It lingers between the Piscataqua River and Portland. The Down East coast ends at the Canadian border. The Mid Coast area has narrow peninsulas which stick out into the Gulf of Maine. It lies between Penobscot Bay and Portland.

Oceanfront property (Maine here) has remained a high demand since always. Even in a bad economy, owners of such delightful properties know their worth and will not risk a low price. In the pandemic, there has come a point where sellers had to bring down the price but not by much. But it certainly is enough lowering for buyers.

The land is limited and coastal land is exclusive on another level. It cannot be adjusted, it just is what is available by nature.

If then, there is an immense desire to purchase Maine coastal property, the current depressed times have been suggested to be right for the deed. Experts assure that resale value (especially of coastal property) won’t go down after a certain limit. It has been said that there will come a point in time when sellers will realize that the real estate market is doing good. Better to invest now than that future point in time.
