Insulation is expensive so many modular home manufacturers

Modular homes are normally not more energy efficient than stick built Container House. Energy efficiency is mostly determined by how much insulation is placed in the house. Insulation is expensive so many modular home manufacturers (the same goes for local home builders as well) will use the least amount possible. Upon researching modular home manufacturing building specifications we discovered many manufacturers use less than site built who are more experienced with the local climate. Unless you specifically upgrade your insulation (which will increase the price) it is possible that your modular home will be less energy efficient than homes built by experienced site builders. Make sure to ask whoever builds your home to put it in writing how much insulation (measured in R-value) is going to be provided. This will make sure you are getting what you are paying for and also allow you to compare.

By utilizing flexible designs from architects that use assembly line building methods, these modular homes are able to greatly reduce the cost of traditional stick-built homes. A finished modular home will even look like any traditional home. To achieve the same look as traditional homes they do cost more than mobile homes but still are much less expensive than traditional custom homes. This is helped by prefabricating the home in subsections called modules. These modules are constructed in climate controlled factories with lower labor costs and reduced product costs due to bulk buying.

Once the modules are completed in the factory they are then transported on ordinary flat bed trucks. These trucks then drive them to the building site where a giant overhead crane lifts these modules into place. Once the prefabrication of the modules is completed and they are transported, often it takes only one day on-site for the house to be assembled. This considerably saves time. Modular home owners can expect a timeline of two to three months from start to completion.

There is also something else that you should remember - as the customization increases so will your price. You will still save 10-20% on the home price when comparing it to stick-built construction. But customization will decrease the efficiency of the builders when they need to keep referring to your custom blueprints instead of working on the same blueprint for the 1000th time. In our opinion the extra money will be well worth it and will generally help your home to be appraised higher.

We love modular homes!!! Enough that we run a pretty big website about them. But we have noticed a troubling trend. Some modular home manufacturers are taking advantage of the consumer interest in "green buying" and are using it to promote some non-green homes. Don't freak out most manufacturers are honest but you should be educated so you can avoid the snake oil sellers. Here are some common misleading green "sale pitches" used by some modular home manufacturers.

When talking with modular provider you should ask how much design flexibility there is. We did mention that many home providers offer custom building but it is not a guarantee that yours will. There is still a large amount of Modified Shipping Container Home providers that can not provide 100% customization. If you are building a custom home you will probably want an architect to help you design it. Ask your modular home provider if they can accept your architect's blueprints or if they have an architect on staff that can help you.
